Keeping your interiors dry

Sometimes, heavy rainstorms can cause flooding if the drainage system is not adequate or poorly designed. If you’re planning to build or renovate, it’s essential to ensure that the contractor installs the right amount of waterproofing and drainage.

At Oryx, we go above and beyond government-mandated waterproofing standards to seal any gaps between the opening and our products using a combination of expanding foam and silicon sealant. Click HERE to see the silicone brand that we recommend.

We are also happy to coordinate with your contractor to ensure that additional drainage channels are installed or that external areas are sloped away from the doors to facilitate drainage.

Standard Waterproofing Procedures

After years of experience, we have perfected the waterproofing process for our installation, so you can rest assured that all our doors and windows are flood-proof. For more details on how we water seal our doors, you can click HERE to view the drawings.

Although our doors and windows are flood-proof, they will not withstand standing water. The recommended finished floor level on the outside shall be lower than the inside floor level. The water drains on the door tracks are to be left clear at all times. The floor on the outside should slope downwards, away from the doors and any additional flood defences (such as drainage for flush threshold doors and any overhangs above the doors and windows), should be arranged by the contractor

The picture here shows the 2 options available – face drainage and concealed drainage. To minimise the risk of flooding, we recommend face drainage on our folding doors.

 

Drainage on Sliding Doors

The picture here shows the 2 options available – face drainage and concealed drainage.

Face Drainage – Exposed external face drainage allows the water to enter in the bottom track and exit freely. While there is an external step, the internal flooring can be flush from the inside. This is very common in the UK and Europe. The drainage is exposed which makes it easier to clean.

Concealed Drainage – Flush integrated flooring with concealed draining allows the water enter the tracks and pass through drainage pipes into external drainage. While this is common option in the UAE, it comes with many risks. If the tracks are installed during construction, many contractors unknowingly blocked the pipes with debris or cement. If the external drains fail during a flood, water will enter the tracks and your home.
